Here are the questions we are often asked about our service:

An estate agent represents and acts for the seller. They are obliged to sell their client’s property for the highest price possible.

As buying agent, we act exclusively on behalf of you, the buyer. There is no conflict of interest, and you can be assured of impartial expert advice. We help you really understand the market, source the right property – sometimes off-market, negotiate the best terms and then supervise the entire legal process to handover of keys (and beyond).

We recognise that your time is your most valuable asset.  Sourcing property can be a very time consuming and frustrating process… especially if you need to make multiple trips to Mallorca to view properties.  We will not only help you save time and money, but also ensure you make a wise investment by purchasing the right property at the right price.

As our client you would be responsible for our fees. We are obligated to ensure that we are always acting in your best interests, so we will never accept payments from sellers, or their agents, without your permission as that could lead to a potential conflict of interest. However, with your written permission, we can often negotiate, with the seller’s estate agents, for them to split their commission with us, so that the net cost of our fees to you may be zero.

Information on our clients is always treated with the utmost confidentiality and will never be divulged to third parties unless we are required to do so by law.

It is as long as the proverbial piece of string and it really depends on how specific the brief is. Typically, it takes 6-10 weeks from agreeing the brief through to signing the ‘Earnest Money Contract’ for the property. But searches can take anything from a few days through to six months – occasionally longer. Our quickest search took just eleven days to find, negotiate and secure the property with a reservation agreement.

We only accept a brief that we believe we can realistically fulfil. It is therefore highly unlikely that we won’t source a suitable property for you within six months. But, in the rare event this happens, we will meet with you to assess the reasons why we have not yet found your perfect property.  The brief may need to be amended,  but if we no longer believe we can fulfil your requirements, or if you wish to cease working with us, either party may terminate the contract at this stage without penalty.

We don’t pretend this is rocket science. Much of what we do could be done by an experienced, competent businessperson who has spent considerable time and effort to research the property market in Mallorca and has built relationships with a broad range of contacts. If you are in this position, you will not need our service. However, if you do not yet live in Mallorca, it is unlikely that you have the requisite knowledge and contacts.

Frazer has over 19 years’ experience in the property investment business. He has built his own buy to let portfolio and has helped 3000 + clients invest in over £230Million worth of property. He began purchasing property in Mallorca in 2017, has bought both land and property on the island and is well versed in how everything works.

He already has the necessary experience and contacts which you, as a client, can tap into and benefit from. Contacts include not only estate agents, but architects, property developers, project managers, lawyers, visa specialists, reliable mortgage brokers as well as private individuals who wish to sell privately and not through estate agents.  We can often access properties that are not openly advertised. We also can help you navigate the minefield of buying property in Mallorca, where it is normal to have complex issues with title and planning.  We can prevent wasted viewing trips and, by using our market expertise, save you time and money making your whole property buying experience in Mallorca as stress free as possible.

We can certainly help make sure you choose a property that is licensed for holiday rentals, and will be appealing to holiday makers. However, at present, we have no plans to operate a property management service. Instead, we will recommend respected third parties.

We can also recommend trusted pool cleaning, maintenance and cleaning companies if you wish to let and manage the property yourself.
